The Role

An on-site Project Coordinator based in Windsor, CT to support active construction and capital projects across the Connecticut portfolio. This role involves managing general contractors and trades daily, ensuring projects stay on schedule and budget, and translating field progress into clear reporting for investment and asset management teams.

Key Responsibilities

• Run day-to-day oversight of construction, renovation, and capital projects; walk sites regularly and document progress, quality, and safety.
• Manage General Contractors (GCs), subcontractors, and consultants: coordinate scopes, schedules, site access, and punch lists.
• Solicit, level, and analyze bids; support contract award and change order review.
• Track budgets, commitments, and cost to complete; review and verify pay applications and lien waivers.
• Maintain project schedules and escalate timeline or budget risks early, with proposed solutions.
• Coordinate permits, inspections, and municipal approvals.
• Prepare weekly status reports, photo logs, and budget variance summaries for leadership.
• Support underwriting of capex and development budgets for new opportunities.

Requirements & Tech Stack

• Excel skills; comfortable building and maintaining budget and schedule trackers.
• Working knowledge of construction sequencing and trades.

Qualifications

• 0 - 2 years of experience in real estate development, construction management, or related project coordination.
• Degree in construction management, engineering, architecture, real estate, or a related field, or equivalent experience.
• Organized and proactive, with the confidence to hold contractors accountable.
• Clear written and verbal communicator.
• Valid driver's license and reliable transportation for travel between sites in the Greater Hartford area.
