Quantity Surveyor-Interiors(Noida/Gurgaon)

About the Role

We are seeking a detail-oriented Executive / Senior Executive – Quantity Survey. This role is responsible for executing precise quantity take-offs, BOQ/BOM preparation, rate analysis, and technical drawing validations for residential interior and modular furniture projects. The candidate will work closely with Design, Sales, and Execution teams to ensure high estimation accuracy, optimal project gross margins, and swift customer quotation turnarounds.

Key Responsibilities

• Quantity Estimation & Costing

• Prepare accurate Bills of Quantities (BOQ) and Bills of Materials (BOM) based on approved design drawings and client specifications.

• Conduct detailed rate analysis for modular furniture, civil works, false ceiling, painting, electrical, plumbing, flooring, and allied fit-out scope.

• Ensure all pricing estimates adhere strictly to company pricing guidelines and commercial standards.

• Technical Drawing Validation

• Review design drawings for constructability, technical feasibility, dimension accuracy, and completeness prior to client quotation.

• Identify scope gaps, technical inconsistencies, and material discrepancies to eliminate commercial leakage and execution risks.

• Collaborate with interior designers to recommend design optimizations and cost-effective material alternatives.

• Commercial & Conversion Support

• Generate client quotations with quick Turnaround Times (TAT) and high precision.

• Apply value engineering techniques to optimize cost structures without impacting design aesthetics or quality.

• Assist Sales and Design teams by providing technical and commercial clarifications during client conversion stages.

• Market Research & Vendor Intelligence

• Perform periodic market research to benchmark material, hardware, labor, and sub-contractor rates.

• Maintain updated rate repositories for all interior work categories across assigned regions.

• Validate vendor quotations and negotiate competitive commercial terms.

• Process Support & Design Enablement

• Support interior designers with technical queries regarding BOQ structures, material specifications, and estimation templates.

• Follow Standard Operating Procedures (SOPs) and pricing guidelines to maintain governance across projects.

• Provide data insights from executed projects to assist in refining estimation accuracy and pricing automation tools.
