About the Role

• Eight-week summer internship program with three available seats.
• Gain national experience and exposure to various departments within a retail real estate investment management firm.
• Each intern joins one team for the full eight weeks.
• All three interns collaborate on a capstone project presented to executive leadership.

Internship Tracks

• Leasing (Bethesda, MD)

• Learn how shopping centers are merchandised and how tenant mix drives value.

• Research and target prospective tenants.

• Build market stories for compelling spaces.

• Produce reports on lease profiles, rent rolls, expirations, and tenant mix analysis.

• Investments & Development (Bethesda, MD)

• Work with teams involved in buy, sell, hold decisions and project development.

• Build and manipulate financial analyses in Excel.

• Support live acquisitions and dispositions.

• Contribute to site planning and development work related to capital allocation.

• Investments (San Diego, CA)

• Focus on underwriting, financial analysis, and portfolio strategy for the West Coast retail portfolio.

• Underwrite live deals and present recommendations.

• Build and stress investment models.

• Translate market activity from various data sources into actionable insights for the investment team.

The Capstone Project

• All three interns collaborate on a single asset from the company's portfolio with a live decision attached.
• Assigned in week one with dedicated weekly time.
• Presented to FWR's executive leadership team in the final week.
• Each intern will have a deliverable owned for their respective team, in addition to the capstone.

Who Should Apply

• Rising juniors and seniors enrolled full-time in a real estate program or a related field such as finance or economics.
• Individuals seeking to build a career in real estate.
• Comfortable working in Excel, including spreadsheets not built by the applicant.
• Possess attention to detail, clear writing and speaking skills, curiosity about deal execution, and comfort working alongside senior professionals.

• Schedule: Full-time, in office
• Pay: $30.00 per hour
