About the Role

Ram Realty Advisors LLC ("Ram") is a real estate investment management firm specializing in multifamily, mixed-use, and grocery-anchored retail in select high-growth markets throughout the Southeast. The firm’s portfolio comprises assets across the investment risk spectrum, including core-plus, value-add, and opportunistic strategies. Founded in 1978, Ram and its predecessor entities have deployed over $5.7 billion of capital on behalf of institutional partners. The firm is headquartered in Palm Beach Gardens, Florida, and has offices in Tampa, Florida; Charlotte and Chapel Hill, North Carolina.

This eight-week internship provides hands-on exposure to the full real estate lifecycle, from identifying a site and underwriting the opportunity to observing how a stabilized property performs. Interns will work on live deals alongside the Development, Acquisitions, and Asset Management teams, gaining real technical skills, a deep understanding of at least one market, and producing work product to discuss in future interviews.

Key Responsibilities

Assignments depend on deal flow during the summer. Expect to work on tasks including:

  • Evaluate deals:
  • Assist in sourcing and screening potential acquisition and development opportunities.
  • Build cash flow projections, rent and sales comparables, and detailed financial models to assess preliminary feasibility.
  • Help determine pricing parameters and draft letters of intent to purchase.
  • Gather and review due diligence materials from sellers and their representatives, including surveys, title work, environmental reports, and third-party studies.
  • Become a market expert:
  • Take ownership of one or two submarkets in your assigned region, researching demographics, employment drivers, schools, and local points of interest.
  • Build a market survey of 5–7 competitive properties, then visit each one in person to evaluate positioning and relevance.
  • Produce market research reports on comparable properties and demographic trends.
  • See development in action:
  • Support the predevelopment process with project management tasks that advance design and construction.
  • Understand how assets perform:
  • Review a monthly operating package and provide feedback on usefulness, clarity, and potential cuts.
  • Trace each piece of information to the responsible team and interview team members to learn how it drives their decisions.
