About the Role
The Quality Assurance (QA) Specialist conducts a comprehensive second-level review of completed title searches before delivery to clients. The QA Specialist ensures all searches are accurate, complete, and compliant with client requirements, underwriting guidelines, and company quality standards. The role requires expertise in nationwide title searching, title examination principles, public records research, and the use of county and paid search platforms.
Key Responsibilities
- Perform final pre-delivery review of title search reports, including typing reports.
- Validate all search findings completed by title searchers.
- Ensure client instructions and search requirements have been fully met.
- Review residential, commercial, and vacant land title searches nationwide.
- Verify ownership, vesting, legal descriptions, and chain of title.
- Review easement searches, flood searches, NJ searches, and other specialized search products.
- Identify missing documents, search gaps, indexing errors, and reporting inaccuracies.
- Return files for correction when deficiencies are identified.
- Approve searches for client delivery only after all quality standards are met.
- Document defects and provide feedback to production teams.
- Participate in quality trend analysis and process improvements.
