About the Role

Anthropic leases large data center campuses. This role involves renegotiating signed deals to get projects back on track and ensuring agreed-upon terms are met. You will be second chair in negotiations and are expected to run a site independently within six to nine months.

Key Responsibilities

  • Run the issues list on live renegotiations and keep parallel papers conformed, identifying discrepancies before the counterparty does.
  • Draft term sheets, amendments, and formal notices with internal and external counsel.
  • Write internal approval memos and collect sign-offs from Finance, Legal, Construction, Power, and Operations.
  • Manage daily communication with developers and their counsel regarding deliverables, lists, and dates, escalating commercial points and missed deadlines.
  • Visit sites, meet with developer and landlord management to understand project status, and translate construction team observations into contract positions.
  • Own version control, the notice calendar, and the claims register.
  • Assist in onboarding two senior contract specialists.

Requirements & Tech Stack

  • Experience carrying complex commercial agreements from term sheet to signature, managing the issues list, in fields such as real estate, energy, infrastructure, construction, or project finance.
  • Ability to interpret leases, work letters, or construction contracts and clearly articulate risks and consequences of missed dates.
  • Demonstrated ability to maintain composure and focus on facts in challenging negotiation situations.
  • Skill in writing concise memos suitable for executive approval.
  • Comfort with site visits and direct questioning of management.
  • Precision with versions and details under tight timelines.
  • Possession of legal or commercial training. (A law license is not required).

Qualifications

  • Bachelor’s degree or an equivalent combination of education, training, and/or experience.
  • A field of study relevant to the role, demonstrated through coursework, training, or professional experience.

Strong Candidates May Also Have

  • Experience with data center, power, or heavy industrial development.
  • Experience amending, restructuring, or working out troubled projects.
  • Familiarity with lender consents and financing documents related to leases.
  • Experience using AI tools for document comparison, drafting, and tracking.

We Can Teach

  • Data center specific vocabulary (e.g., commissioning levels, power feeds, ready for service conditions).
  • Anthropic's form documents and internal approval systems.

Logistics

  • Full-time role.
  • Regular travel to project sites in the US; not site-based.
  • Travel approximately 30% of the time.
  • Compensation to be set.
  • Visa sponsorship is available.
  • Hybrid policy: Expect to be in one of our offices at least 25% of the time.
