Key Responsibilities

Portfolio Performance & Reporting

  • Track rent collection and delinquency weekly, flag issues, and collaborate with property teams on solutions.
  • Prepare investor, lender, and internal reporting packages, including covenant tracking and quarterly updates.
  • Assist in building annual budgets and updating reforecasts.

Leasing & Revenue Strategy

  • Monitor pre-leasing pace against prior years and competing properties.
  • Recommend pricing and concession strategy by market.
  • Conduct market surveys and comp analyses to inform rent growth assumptions.
  • Identify revenue upside opportunities, including unit mix changes, fee income, amenity add-ons, and downtime reduction.

Capital Projects & Operations

  • Track capital expenditure budgets and renovation progress.
  • Collaborate with Market GMs and property teams on staffing, vendor contracts, maintenance trends, and property condition.
  • Conduct site visits to markets to walk properties and meet on-site teams.

Strategic Support

  • Support the CEO on refinancings, recapitalizations, insurance renewals, tax appeals, and ad hoc analysis.
  • Assist with underwriting and diligence on new acquisitions.
  • Help build systems, templates, and processes for platform scalability.

Requirements & Tech Stack

  • Expertise in Excel and PowerPoint.
  • Ability to build a clean model and explain it clearly.

Qualifications

  • 0–2 years of experience in real estate, asset management, investment banking, consulting, or a related field.

  • Curious about real estate and how good operations drive returns.
  • Highly detail-oriented.
  • Strong at structured problem-solving.
  • Comfortable with ambiguity and a fast-paced environment.
  • Clear, confident communicator.
  • Low ego and team-first mentality.
  • Willing to travel to markets as needed.
  • Bachelor’s degree in Business, Economics, Finance, Mathematics, or a related field.

Compensation & Benefits

  • Benefits: Comprehensive health and dental coverage, generous paid time off.
