About the Role

We are looking for a motivated and analytical Commercial Real Estate Investment Analyst Intern to join our team in Bengaluru. The candidate will work closely with the Founder & Managing Director and gain practical exposure to real estate private equity, investment analysis, deal sourcing, financial modelling, and asset management. This is an opportunity to understand how real estate investment decisions are evaluated, structured, and executed.

Key Responsibilities

• Deal Sourcing & Market Research

• Identify potential commercial and residential real estate investment opportunities.

• Research properties, developers, landlords, and emerging investment locations.

• Build and maintain a database of potential investment opportunities.

• Track market transactions, rental values, capital values, and vacancy trends.

• Support outreach and follow-ups with property owners and industry contacts.

• Financial Analysis & Underwriting

• Assist in evaluating real estate investment opportunities.

• Prepare financial models using Microsoft Excel.

• Analyse rental income, operating expenses, Net Operating Income (NOI), and capital expenditure.

• Calculate rental yields, cash-on-cash returns, IRR, and equity multiples.

• Conduct comparable property and market analysis.

• Assist in preparing preliminary investment assessments.

• Investment Research & Due Diligence

• Research property ownership, location, market potential, and development feasibility.

• Assist in collecting and organising legal, financial, and technical documents.

• Coordinate with architects, valuers, consultants, and other professionals.

• Identify key investment risks and prepare research summaries.

• Asset Management

• Track rental performance and property-level financials.

• Monitor occupancy, lease renewals, collections, and operating expenses.

• Assist in preparing asset performance reports and dashboards.

• Identify opportunities to improve property performance.

• Investment Documentation

• Assist in preparing investment presentations and investment memorandums.

• Prepare research reports and transaction summaries.

• Maintain the deal pipeline and investment database.

Qualifications & Skills

• Undergraduate or postgraduate student in Finance, Commerce, Economics, Business Administration, Real Estate, or related disciplines.
• Strong analytical and numerical abilities.
• Good working knowledge of Microsoft Excel and PowerPoint.
• Interest in financial modelling, investments, and real estate.
• Strong research, communication, and presentation skills.
• Self-driven, curious, and willing to learn.
• Ability to work independently in a lean entrepreneurial environment.

Preferred Skills

• Financial modelling and valuation.
• Knowledge of real estate markets.
• Basic understanding of financial statements.
• Familiarity with Excel functions and data analysis.
• Knowledge of real estate investment metrics such as NOI, cap rates, IRR, and rental yields.

A strong analytical mindset and willingness to learn are more important than prior experience.
