About the Role

This is a 10-week paid summer internship for Rising Seniors with an expected graduation date of Spring 2028. The program begins June 2027 and runs through August 2027. This is a fully in-office, 5-day a week position located in either our Denver, CO headquarters or our Chicago, IL office.

The internship provides insight into life as an AIR Analyst within the Rotational (Medley) Analyst Program, designed to develop future talent by offering a deep, holistic understanding of AIR’s business and the multifamily investment and operations space. Analysts will gain exposure to teams such as Debt Capital Markets, FP&A, Insights, Investments, Asset Management, and Operations Finance. Interns will sit on one of these teams for the duration of the internship.

What You Will Do

• Conduct in-depth analysis of large, complex datasets to uncover actionable insights related to asset performance, market dynamics, and resident behavior.
• Collaborate with cross-functional teams, including Finance, Asset Management, and Capital Finance, to support strategic initiatives and drive portfolio optimization.
• Build and enhance dashboards, reports, and presentations that translate data into compelling narratives for internal stakeholders.
• Assist in financial planning and analysis activities, including budget variance reviews, forecasting, and mid-year reforecasting processes.
• Contribute to process improvement efforts through documentation, training support, and testing of new systems and tools.
• Leverage advanced business intelligence platforms (e.g., Power BI, RealPage, Oracle PBCS) to support data visualization and performance reporting.
• Audit and validate key operational datasets to ensure data integrity and usability across business functions.
• Participate in high-impact, ad hoc projects that inform executive decision-making and shape business strategy.

Qualifications

• Must be a rising senior pursuing a bachelor’s degree during the time of the internship program.
• Pursuing a degree in accounting, finance, real estate, economics, STEM, or business.
• Advanced knowledge of MS Excel; working knowledge of MS Word and PowerPoint.
• Excellent analytical and problem-solving skills.
• Excellent organizational skills and attention to detail.
• Ability to prioritize and multi-task in a fast-paced environment.
• Ability to work in Chicago or Denver in a full-time capacity for 10 weeks, beginning in June of 2027.
• A commitment to doing things differently and making the world a little bit better.
• A naturally collaborative nature and ambition without ego.
• Experience with data visualization tools (e.g. Power BI, Tableau, etc.) and/or analytical coding language (e.g. SQL, Python, R, etc.) is a plus.
